Can you hold a place before I apply?
No. We require a completed application first. Once your application has been approved, you will have 48 hours to turn in your security deposits and prorated rent. We will not send an official approval letter to anyone else on this property during that time. -
Do I pay first month’s rent and last month’s rent with my security deposit?
We generally collect pro-rated rent and security deposit at move in. We will then collect the next full months rent on the 1st day of the month. -
How old do you have to be to apply?
You must be at least 18 years of age. If this is your first time renting, we will ask for a guarantor/cosigner. A guarantor/cosigner is a person who makes a promise to pay the rent if the original renter on the lease cannot/ does not pay. -
Is the deposit refundable?
The deposit is refundable provided:
Resident has complied with all the conditions of the Lease.
Resident has clean and restore the Premises to its condition at the commencement of the tenancy as evidenced by the Property Condition Checklist, less wear and tear from normal usage.
Resident returned all keys and remote-control devices.
Resident replaced or repaired any missing or damaged property or fixtures provided.
Resident’s payment of any fees or charges imposed pursuant to this Agreement, including early termination charges have been paid.

Who needs a cosigner?
At a minimum- A prospect:
Without 2 years prior rental experience
That makes less than 3 times the rent
That Has a lower credit score then needed for the property they applied

How do I pay rent?
Through your Resident Portal via ACH , by check, cashier check, or money order in person or via the USPS -
I want to get a pet. What do I do?
BEFORE acquiring a pet, speak to a property manager to verify that the unit is pet friendly. Complete a Pet Screening profile and pay the required pet deposit and fee. -
I want to move out, but my roommate wants to stay. What do I do?
Speak to a property manager. The remaining tenant must be able to qualify to rent the unit on their own or find an approved roommate. If it is in the middle of a lease, all tenants must agree to remove the tenant from financial liability. A Roommate Addendum will need to be signed. -
My lease expiration is coming and I want to move out. What do I do?
We will offer you a lease renewal at least 30-45 days prior to the end of the current lease. If you do not sign the leases renewal, we send you notice that we have accepted your non renewal as notice to Vacate. OR you can provide notice to vacate via your portal. -
Who is responsible for paying for repairs & maintenance requests?
Most repairs and maintenance are paid by the landlord; however, if the damage or repair is due to tenant or their guests negligence - it can be charged to the tenant.
