Am I required to make my property available to Section 8?
Landlords are generally not obligated to participate in the Section 8 Housing Choice Voucher Program. Participation is voluntary, and landlords have the choice to accept or reject Section 8 tenants.
However, it's essential to be aware of federal and state anti-discrimination laws. Landlords cannot discriminate against tenants based on factors such as race, color, religion, sex, national origin, familial status, or disability. If a landlord decides not to accept Section 8 tenants, it's crucial to ensure that this decision doesn't violate any anti-discrimination laws.

Are you licensed?
Our team is lead by a Real Estate Broker licensed in the state of Arizona. All of our property managers are licensed real estate agents in Arizona. -
Can I reach you after hours?
Our business hours are Monday-Friday 9am-5pm. Our Staff is not available after that. However, we do get notifications of voicemails/emails, if the response cannot wait until the next business day, we will do our best to respond to you at that time. If not, we will reach out to you first thing the next business day. -
Can you put the money directly into my account?
YES - we are able to ACH payment directly into any account specified. The ACH form can be downloaded from our website (LINK) -
Do I get to see the lease or sign it?
A fully executed lease can be provided in your owner’s portal at any time. -
Do you sell real estate too?
We prioritise enforcing the relationship between owner and the referring agents and will direct owners back to their agent at time of sale.
For owners without an existing relationship with an agent we will handle all Real Estate needs.

How and when do I get my checks?
We pay on the 10th of every month. Most owners direct deposit funds clear the bank by the 13th. Our Property Management Agreements require payments no later than the 16th. -
How is rent collection handled?
We make it easy to pay rents and other fees with Echeck, ACH, Credit and Debit Card through your portal. Tenants can set up recurring payments to automatically pay rent on time. Tenants can also pay by check, money order, and cashier's check at the office. -
How long of a lease do you sign?
The normal lease is one year. -
How much security deposit do you charge the tenant?
Security deposits will generally match the monthly rental amount plus a cleaning deposit. Special circumstances can require an additional security deposit and/or pet deposit. -
How soon can you start managing my property?
As soon as an agreement has been accepted and signed by the person with legal rights to rent the property. -
What type of properties do you manage?
We manage single family homes, multi family units, small apartment complexes and condominiums that do not require on site property managers. -
What type of reports do I get and how often?
We provide monthly income/expense report(s), annual income/expense report(s) and 1099 for tax reporting purposes. -
Who holds the tenant security deposit?
For a Full Management (as opposed to Tenant-Placements Only, we hold the security deposit in our Brokerage trust account designated for only Property Management.
